Listing Filter Basics (Lofty AOS)

Introduction

Listing Filters control which properties from your connected MLS(s) — and any manual listings you've added — appear on your website and in Property Alerts. You can use the default filters for broad control and build custom filters within specific listing pages and blocks for targeted display.

The Two Default Filters

Lofty provides two filters by default, accessible via CMS > Listing Filters:

All Listings

Displays all active, on-market listings from your connected MLSs. By default, this shows everything. You can adjust criteria to prioritize by price range, location, brokerage, and more.

Sold Listings

Displays sold listings if your MLS provides this data. Configure the criteria to control which sold listings appear on your site.

Custom Listing Filters

Custom filters are built directly within listing pages and listing blocks — not in the global Listing Filters menu.

To apply a custom filter to a listing block: 1. Double-click the listing block or click its Edit icon. 2. Under Listing Source, select Use Custom Listing Filter. 3. Configure the filter criteria for that specific block.

By default, listing blocks use "All Listings" as their source.

How Filters Work: Groups and Criteria

Groups

Within any filter, you can create multiple Groups. Groups control the order in which listings are displayed:

• Group 1 listings display first
• Group 2 listings display next
• And so on

You can add, reorder, and delete groups within a filter. Each group can have its own criteria.

Criteria (OR and AND logic)

Within a single criterion (OR): Checking multiple values within one criterion type creates an OR relationship. For example, selecting "Single Family" and "Townhouse" under Property Type displays listings that are Single Family OR Townhouse.

Between different criteria types (AND): Adding multiple different criteria to the same group creates an AND relationship. For example, if you filter by Property Type AND Beds, results must match the property type AND have the specified number of beds. This narrows the listing count.

Listings Selected Count

Each group shows a Listings Selected count — the number of active listings that currently match the criteria in that group. If the count is 0, no active listings match. This is your early warning that a filter may be too restrictive.

Listing Type and Default Sort

When creating a custom filter, select the Listing Type (Active or Sold) and the default sorting rule (for example, newest first, price high-to-low). This sorting applies within each group when no other ordering has been specified.

Previewing Your Filter

Click the Results tab at the top of the filter editor to see which listings match your configured criteria and groups — in the order they will display on your site. Always check Results before saving to confirm you're getting the expected output.

Saving Your Filter

After making any changes, click the blue Save button at the bottom of the filter editor. Then publish your site for the changes to go live.

Tips

• Never delete the catch-all last group in All Listings. This group catches all remaining listings not captured by earlier groups. Removing it means those listings won't display anywhere on your site or be sent in Property Alerts.
• Build your All Listings filter to prioritize your own listings. Put a group for your brokerage or agent listings in Group 1 so they display first, with all other listings in the final catch-all group.
• Use the Listings Selected count constantly. It's the fastest way to catch filter mistakes before they affect your site.

Troubleshooting

No listings are displaying on my website. Check your All Listings filter — it's likely that criteria are too restrictive, or the catch-all group was accidentally modified or deleted. Open the filter editor and check each group's Listings Selected count.

Listings are out of order on my website. The order is determined by your Groups setup in the filter. Group 1 displays first. Review your groups and criteria to match the intended display order.

Property Alerts aren't sending the listings I expect. Property Alerts are based on the All Listings filter. Any listing excluded from that filter won't be sent in alerts. Review the filter and check the Listings Selected counts.
