Who Can Be Added to Smart Homeowner?
A lead is eligible if:
- The lead is visible to you (the agent)
- The lead type is Seller or Homeowner
- There is at least one valid property associated
- The primary email is valid and opted in
- The lead is not in the trash
- The lead is subscribed to the Smart Homeowner report
- The lead matches your Smart Homeowner filters (Source, Pipeline, Tags, Primary agent assignment)
Which Properties Can Be Monitored?
A property qualifies if:
- It is labeled as Home, Lease, or Investment
- It is not listed in the MLS (active or sold) or as a pocket listing
- It has a valid Automated Valuation Model (AVM)
Creating a Smart Homeowner Report
- Go to a Seller or Homeowner Lead and select “Automations.”
- Find “Smart Homeowner Report” and click “+ New Report.”
- If the lead doesn’t meet the criteria above, this option will be unavailable.
- Select the property from the location text box. If the property is not eligible, you will be notified.
Understanding Nurturing Status
Nurturing status shows how close a homeowner is to reaching out. You can view details for each lead in the Automation → Smart Homeowner section.
- Warming Up: Newly added leads, first 4 weeks in the program
- Long-Term Nurturing: No selling interest after 4 weeks, or previous sales attempts didn’t close
- Engaged: Lead takes meaningful actions (e.g., clicks in emails, requests more info)
- Hand-Off (Sales-Ready): Lead shows strong intent (e.g., requests a CMA, schedules an appointment, or AI detects high selling intent). Automated campaigns stop for these leads.
Monitoring Quota
- Your quota is based on the number of properties being monitored, not just the number of leads.
- One lead may have multiple reports for multiple properties.
Homeowner Intent
Smart Homeowner uses property data and ownership behavior to categorize leads:
- Likely Sellers (High Intent): Owned 10+ years with ≥50% equity, or 3–10 years with significant appreciation and equity
- Newer/Long-Term Nurture: Less appreciation/equity or ownership under 3 years
- Foreclosure/Pre-Foreclosure: Property marked as pre-foreclosure
- Absentee Owner/Investor: Not owner-occupied
- Other/General Homeowner: Does not meet the above criteria
Homeowner Page
For each monitored lead, you’ll see:
- Lead name
- Nurturing status
- Properties under monitoring
- Activity timeline
- Emails sent and opened
Actions you can take:
- Pause or restart monitoring
- Remove a lead from Smart Homeowner
Campaigns
Email campaigns are tailored to each homeowner’s status:
- Welcome Campaign: Sent immediately when a lead is added (one-time email)
- Warming Up Campaign: Weekly emails during the first 4 weeks
- Long-Term Campaign: Monthly emails (alternating Home and Market Reports)
Other campaign options include Facebook marketing, postcards, and text messages. Lead engagement and email performance metrics are available on the Overview Page.
Settings
Default settings are optimized for best results but can be customized. Choose which leads qualify using filters like Source, Pipeline, Tags, and Assignee.
Create customizable “Cash Offer Cards” on the Home Report to promote special offers.
The welcome email sent when a Homeowner Report is created is fully editable.
