What Are Property Alerts?
Property Alerts are automated listing emails sent to your leads based on their search preferences and behavior. These alerts help buyers stay informed about new and relevant homes, while giving sellers insight into listings in their area.
Property Alerts are designed to:
- Deliver timely, relevant listings automatically
- Keep leads engaged with your website
- Surface meaningful engagement signals (opens, clicks, listing views)
- Reduce manual follow‑up while improving conversions
How Property Alerts Work
Once enabled, Property Alerts use saved search criteria and ongoing lead behavior to determine which listings are sent and when.
For Buyers
- Buyers receive property alerts with listings that match their preferences
- Alerts can include new listings, price changes, or status updates
- Buyer activity (opens, clicks, saves) is tracked in Lofty to help identify high‑interest leads
For Sellers
- Sellers can receive alerts showing active listings in their area
- These alerts provide real‑time market visibility beyond traditional market reports
Auto Property Alerts vs. Manual Property Alerts
Auto Property Alerts
- Automatically created for new leads based on their initial inquiry and activity
- Use global settings configured in Automation > Auto Property Alerts
- Designed for scale and consistency across your database
- Update dynamically as lead behavior changes
Manual Property Alerts
- Created directly on an individual lead in the Automations tab
- Allow for more customized criteria and timing
- Commonly used for high‑intent or active buyers
- Can be adjusted independently from auto alerts
Alert Frequency & Automatic Frequency Control
Property Alerts are sent on a cadence you define (such as daily or weekly). Lofty also includes Automatic Frequency Control, which optimizes how often alerts are sent based on each lead’s engagement.
How Automatic Frequency Control Works
- Leads who regularly open or click alerts may receive them more frequently
- Leads who don’t engage will receive alerts less often
- Leads remain subscribed, but at a cadence that matches their interest level
- This behavior helps improve engagement and protect email deliverability
No manual setup is required. This adjustment happens automatically.
Duplicate Listing Prevention
To ensure alerts stay relevant, Lofty automatically prevents the same property from being sent repeatedly to the same lead within a defined time window.
A listing is considered a duplicate only if the Property ID, Price, and Listing status are all the same. This means that if the price has changed, it is considered a new property and will be resent via a property alert.
This deduplication happens automatically and requires no agent configuration.
Where to Manage Property Alerts
You can manage Property Alerts in several places:
- Automation > Auto Property Alerts for global settings
- Lead Profile > Automations for individual lead alerts
- Smart Plans to automatically apply alerts based on tags or triggers
Why Property Alerts Matter
Property Alerts are one of the most effective ways to keep leads engaged over time. By delivering consistent, relevant updates automatically, you stay top‑of‑mind while focusing your time on the most engaged opportunities.
Benefits include:
- Increased repeat website visits
- Stronger lead engagement
- Timely follow‑up opportunities
- Less manual work for agents
